Project Summary
Set within the historic streetscape of Holborn, 3 to 5 Bedford Row was transformed to create over 32,000 sq ft of high quality office space, balancing contemporary workplace needs with Georgian heritage.
The project involved the vertical and rear extension of three interconnected period properties, alongside extensive internal reconfiguration and refurbishment works. The design delivers a flexible mix of Cat A and Cat B fit outs, allowing the building to meet the demands of modern occupiers while retaining its original character.
Modern Amenities
Modern amenities were seamlessly integrated throughout the scheme, including new roof terraces, cycle storage, end of trip facilities, and green roofs, all introduced with sensitivity to the existing architecture. Enhancing accessibility and future proofing the building were central considerations, ensuring the spaces remain adaptable and relevant for years to come.
The Flooring Scheme
Nubio were specified to supply and install natural oiled prime grade floor planks throughout, including stairs and communal areas. The flooring plays a key role in unifying the interiors, bringing warmth and refinement to circulation spaces while complementing the clean lines of the contemporary office fit out.
The Finished Result
Completed over a twelve week programme, the result is a considered, high performance workplace that successfully bridges heritage and modern design in one of London’s most established commercial locations.
